Post Schematic Design review with Clients

Living Room

  1. Current Living Room feels too spacious and large, would like to bring it down to scale for a more cozy atmosphere

Kitchen / Dining

  1. Flip layout of current Dining/Kitchen/Hearth Room plan, remove one fireplace. Also add in a Wine display along the the back wall to the garage / Laundry room. .

  2. Two perpendicular couches to face the TV in Hearth Room….Also two chairs facing Fireplace

  3. Double sided fireplace at new Kitchen location

  4. Kitchen requires more space for accessible storage, appliances, and improved cooking / hosting environment. Consider U-shaped configuration … We are unsure of this. Lets see design.

Terrace

  1. Move BBQ pavilion/covered terrace to be off the Living Room and adjacent to the Kitchen, move spa elsewhere

  2. Consider extending roof of Living Room to shelter the terrace … We are going with what Simon recommended and more Pavilion style Roof..

  3. Accommodations for guests to change into swimsuits? No thanks!  … You have that right!

Master Bedroom

  1. Add galley desk area to Bedroom 1 for Richard, provide possible access to bathroom..Above Bookcase cubbies.

  2. Provide pop up TV

  3. Closets and dresser spaces can be added for personal effects

  4. Bedroom 2 for Joe shall remain

Master Bathroom

  1. Shall have a tub and no windows above the sinks

  2. Provide linen closet and more shelving

  3. Reconfigure / redesign for a bolder aesthetic

  4. Vanity mirrors to have integrated LED lighting

  5. No rain shower heads, wall mounted only .. Also Hand head shower spray.. Include a bench in Shower.

Master Closet

  1. Coordinate design specifications with Richard and Joe - shoes, bags, ties, etc. We discussed making the Closet Larger.

  2. Sort out what needs to be showcased

Guest Bedrooms

  1. ALL bedrooms to have TVs available for comfortable viewing from bed

  2. Re-envision Guest Bathrooms

Discussion

  1. How will glazing that abuts the pool be cleaned?

  2. Will there be issues with the fire department?

  3. Recessed lighting to be located in Design Development, throughout the house

Garages

  1. South Garage not large enough and will be expanded

  2. Clients prefer 24’ depth for Garage

  3. Accommodate Ram TRX truck, what other vehicles should we be aware of? Bentley Flying Spur, Mercedes G Wagon, Mercedes Maybach Sedan executive size.

  4. Provide 30’ of concrete paving in front of Garages for guest parking and easier maneuvering We discussed expanding concrete beyond the Garage .. We also discussed an addition parking off the side drive for service vehicles.

  5. Locate generator and garbage area behind the north Garage

  6. Exit drive at 3 o’clock

Lower Level

  1. Extend Gym all the way back to north foundation wall

  2. Clients to provide list of equipment

  3. Add powder room and massage parlor in crawlspace adjacent to Gym

  4. Storage space should be sufficient but clients to advise otherwise .. We will discuss this with the Basement foundation firm the difference in cost from a crawl space to full basement. We will advise.

Clients agree that Schematic Design is complete and we can refine and finesse discussed changes as we move into Design Development . We do not want to sign off on the Schematic Design until we see the next set of ideas and drawings. We are comfortable processing the check and will be sent off next week.
